I am thinking of buying an apartment in GCB Court for investment purposes. It has 3 bedrooms and is RM350k the real estate agent says it can be rented out very quickly for RM2,500 per month.

Im based overseas and havent seen the complex, would appreciate some comments or advise on this?

GCB Court outlook not so nice and very old. One Ampang Avenue will be better. There got alot of Korean.

I am not familiar with GCB Court but since Ampang One is mentioned, then I suggest Seri Maya Condo in Jalan Jelatek, off Ampang Road. (I did look into Ampang One - fairly old by now albeit cheaper). It's in your budget and with the LRT (Light Rail Transit) just outside the Condo - Location is at its best! 2 stops and you are in KLCC!! We have just returned from KL and bought a unit there. Worth investigating. Top it all - the pre-construction period of your interest will be absorbed by the developer. So nothing to pay until you collect your keys in 2007.

Saw a 3 bedroom unit there last year. Units are bigger, but maintenance is a problem. Ground floor lobby in a really run down condition.

I think you will probably not be able to get a rent of RM2,500pm - there are many fully furnished and newer apartments going for less in the locality.

try kampung warisan at setiawangsa..with ur bugdet, think you can get a one two bedroom unit there... Wink

I came across myhabitat.com.my a new development coming up only 1 stop from KLCC and 5 mins to LTR. Be interested to hear what sort of rentals you've been quoted and which agents you've been using. I've found estimates vary wildly on what people say you can get and occupancy rates of buildings.

You have probably made your decision by now - presumably not to invest in GCB Court. Good decision. In fact, the location and outlook are not too bad and the space offered by the three bedroom units is impressive. But, as other respondents have pointed out, the overall maintence of the building is a problem - a disgrace in fact. There are leaks everywhere, some causing damp patches in the apartments themselves. The management is completely disinterested in addressing this problem and it is interesting to speculate how dilapidated the structure has to become before remedial action is taken. Only when lumps start to fall off will anything be done and then it will too late. A friend of mine actually bought an apartment there a couple of years back and since then the resale value has dropped by around 20%.

Did u buy a unit there? I heard the prices went up 20% last month. Pls reply!!
